I offer varying levels of service depending on your needs.
  1. Some buyers ask me to do all the hard yards - detailed research, criteria, sourcing both on-market properties and even identify suitable properties that aren't for sale and directly approach those owners, appraise it's value and negotiate the purchase. (See 'Complete Service' below)
  2. Other buyers prefer to find the property themselves and engage me to help with appraising the property, negotiating it's purchase and any other issues that may arise. Quite often I am silently in the background providing this guidance and support. (See 'Co-Pilot' below)
  3. Many people buy the wrong type of property for investment purposes. They purchase a home that they would like to live in themselves. They are the 'heart' buyer, but unfortunately this property is not always the best investment. I can help buyers identify their investment goals and purchase the most suitable property for that purpose. Some level of patience is quite often required. (See 'Investment Property' below)

    Initial Planning Consultation
    You might not know quite where you need to start to make your property purchase dreams a reality. We will uncover your needs as a buyer as well as take into account the “wants” that are motivating your purchase. Together we will form a plan for this buy.


    Property Search
    Researching homes in the area you are wanting to buy is something that I excel at, having unprecedented access to property information and off-market stock listings. If suitable properties are not currently available, I can identify and target properties that match the criteria and directly approach the property owner. This type of intel ensures your time spent viewing properties is efficient and targeted.
    I will show you which properties in the area will retain their value, what improvements can be made to increase value, increase in capital growth or are located in sought-after school catchments or near valued amenities.
    This helps buyers to narrow down their choices during their searches, meaning they only spend time inspecting properties that tick all of the boxes and maybe a few more.


    Inspecting
    After the above steps are completed you can inspect the properties that best suit your needs and wants, and I will provide you with a shortlist of properties that best meet your desires.
    Don’t have time for walk-throughs yourself?
    Don’t worry, I can even arrange to have a Skype/FaceTime walk-around inspection if that’s what you need!


    Negotiating
    Once you have made your choice I will help you to negotiate your property purchase until the day you’re handed the keys.

    Appraisal & Negotiations

    Some buyers come to Brendan after they have already selected a property to buy - to seek his assistance to evaluate and negotiate the purchase.


    Brendan has the depth of experience required to counsel buyers on how to handle property negotiations, from the very simple to the most-tricky and will manage the ins and outs of the negotiation process on your behalf – including preparation of all documents and forms when making offers and counter offers, organising and attending the building and pest inspections and following through on any items that need attending to. .
